大高雄第4季開發區土地標售 標脫率100%！

▲綜觀此次標售結果，10標13筆土地，涵蓋北高雄、中高雄及南高雄等地。
高市地政局辦理今年第4季開發區土地標售，計有40 標封參與投標，共標出10 標13筆土地，合計標售金額 23 億 5786萬餘元，標脫率100％。
此次最受矚目之第87期重劃區1筆土地，位於岡山區介壽路及鵬程東一路，面積約895坪，因近省道台1線及捷運南岡山站，附近又有公16、公17、兆湘國小、劉厝公園及岡山文化中心，具備優質居住環境及交通便捷要件，吸引6 家投資人參與投標，最後以總價 6億 5189萬元標脫，溢價率31.13 ％，每坪標脫價 72.8萬元，顯見本重劃區的發展潛力受投資人肯定。
高雄大學區段徵收區，推出1筆住三用地，臨大學10街，面積約1583坪，近國中、小用地及後勁溪，有9 標封搶進，以9 億6389 萬餘元標脫，每坪標脫價為 60.9萬元，溢價率69.01％，為本季投標封數及溢價率最高者。
第48期市地重劃區，推出1標2筆住四用地，合計面積約225坪，因近三塊厝車站、三民國小及三民市場，生活機能完善，有2 標封參與投標，以1 億 8200萬元標脫，每坪標脫價81 萬餘元，溢價率約12.43％。
第77期市地重劃區，本季推出2標2筆土地，共吸引 6家投資人搶進，1筆面積約117坪土地，位於20米鳳南一路，每坪標脫價 39.2萬元，另1筆面積約310坪土地，臨紅毛港路及代德三街，以每坪 42.9 萬元標脫。
第84期市地重劃區，位於仁武區八德西路旁，距國道1號及10號鼎金系統交流道僅數百公尺，居住環境佳，本季再推出1筆土地，臨永新二街及6米道路，有8 標封參與投標，每坪標脫價為35.4 萬元，溢價率達50.8 ％。
綜觀此次標售結果，本季開發區土地推出 10標13 筆土地，涵蓋北高雄、中高雄及南高雄等，共吸引40 標封參與投標，共標出10標13 筆土地，顯見大高雄開發區土地，因公共設施完善、生活機能健全，又有重大建設加持，利多不斷，深獲投資人認同。
高市地政局局長陳冠福特別表示，標售巿地重劃區抵費地及區段徵收區標售地制度為平均地權條例及土地徵收條例等明定，制度設計為自償性土地開發，全國各直轄巿、縣(巿)辦理土地整體開發均依法辦理標售抵費地及標售地，是必要的法定處分程序。高雄巿開發區土地標售期程係採「333」制，即固定每年3、6、9、12月的第三個星期三辦理開、決標，屬例行性作業。以六都近2年(109年至110年) 標售巿地重劃區抵費地及區段徵收區標售地成果為例，本巿標售土地收入為125.6億元，六都中排名第三，次於桃園巿及台中巿。
